This seems contradictory to the above. Why are prices still so high here if sellers outnumber buyers?

I’m guessing partially because of the cost of construction. Express Homes, DR Horton’s entry-level product, used to cost around $200k pre-covid. Now they’re starting here closer to $400k. Material costs have doubled in many cases. Labor costs have also risen, so the cost of putting all of those expensive materials together into a house is significantly higher.
I will say, though, that homes seem to be sitting on the market longer in our neighborhood. 4 years ago they wouldn’t even hit the market before they had multiple offers in hand. We had friends writing letters to homes that weren’t for sale in hopes that the owners would be thinking about selling. These days it’s a few weeks, and they aren’t selling $30k above asking price.
